Dubai Approves AED 5.3 Billion Housing Plan for Emirati Citizens

In a landmark move to enhance urban living and social stability, His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, has sanctioned the allocation of 4,631 residential land plots for Emirati citizens. The initiative, valued at AED 5.3 billion, covers more than 71 million square feet across three key districts: Al Eyas, Latifa City, and Mushrif. This strategic development aims to provide high-quality, sustainable housing that places family wellbeing at the center of Dubai’s long-term growth.

A People-Centric Vision for Local Housing

The latest housing package is more than just a real estate development; it is a foundational pillar of the Dubai 2040 Urban Master Plan. Sheikh Mohammed emphasized that the true wealth of the emirate lies within its people and their families. This investment is designed to create integrated, vibrant communities that offer a world-class urban ecosystem, ensuring that Dubai remains a premier destination for family life.

By prioritizing the social and family stability of citizens, the government intends to foster a cohesive community where infrastructure meets the future aspirations of the population. The project aligns with the goals of the Dubai Social Agenda 33, which seeks to elevate living standards and solidify the city’s global competitiveness.

Strategic Locations and Modern Amenities

The distribution of the land plots is strategically partitioned across three burgeoning areas to ensure balanced urban growth:

  • Al Eyas: This district receives the largest share with 2,540 plots across 39 million square feet. The area is designed with a focus on active lifestyles, featuring a dedicated green path with cycling tracks, parks, retail centers, and essential educational facilities ranging from early childhood centers to schools.
  • Latifa City: Spanning 28 million square feet, this area will accommodate 1,761 plots. The community master plan includes mosques, a Quran memorization center, and a neighborhood Majlis, designed to preserve local culture while providing modern amenities.
  • Mushrif: Centered on family-focused living, this 4-million-square-foot area will house 330 plots, complemented by two mosques and a central family park.

Sustainable Infrastructure and Smart Services

Under the guidance of Dubai Municipality, these new neighborhoods will implement future-ready urban planning standards. The design emphasizes “walkable” communities, where green spaces and open areas are linked to encourage social interaction and healthy living.

His Excellency Eng. Marwan bin Ghalita, Director General of Dubai Municipality, noted that the project leverages the latest construction technologies to preserve the city’s aesthetic while ensuring infrastructure is robust enough to meet future demographic demands. Residents will benefit from easy access to integrated service centers that provide top-tier administrative and social services.

In a move toward digital efficiency, the land allocation process will be managed through the Emirati platform located on the DubaiNow app. Eligible citizens can expect the selection and distribution process to commence within the coming week.
